Buying the right home requires time and effort. Another important system you should never overlook is the HVAC system. You want to make sure it is capable of meeting your family’s heating and cooling needs.

Age & Condition of the HVAC System

Have a qualified technician check out the HVAC system. Turn it on and check for any unusual sounds that could signal a problem, such as clanging or hissing. A professional should also examine the equipment for water stains, cracks, rust, dents and other issues. Ask the previous homeowner whether it is the original unit or a replacement of a previous system. It also helps to learn about its age — if it is more than 10 years old, it is closer to the end of its lifespan, necessitating replacement.


Existing Warranties

Check if the HVAC system has existing warranty coverage. Is it transferable to the next homeowner? Some newer units have lifetime guarantees, but they end once the home is sold. Some may continue after the sale. Ask for warranty paperwork if it will be valid after purchase. Check any post-purchase warranty terms. Find out what it covers and any limits.


Maintenance History

Preventative maintenance is key to keeping HVAC systems running smoothly. If the current homeowners did not bother, the furnace and AC system of the home you’re looking to purchase will be at greater risk of issues over the remainder of its lifespan. Be sure to ask the owner if the unit has been maintained regularly. If so, ask for maintenance records or get in touch with the contractor who has done the work and ask for records.
